Urgent Problems That You Should Call Right Away
Shut off power or gas to the heater, turn off the water supply, and call a licensed plumber immediately if you notice any of these. These issues can lead to flooding, fire, burns, or even explosion if they're ignored.
Problems That Can Wait a Day (But Not Forever)
These usually don't destroy your home overnight, but they are early warning signs. If you're seeing any of these, it's time to book a repair before it turns into a bigger, more expensive problem.
Common Water Heater Problems We Repair
No Hot Water or Not Enough Hot Water
This is one of the most common calls we get.
Electric units:
- Burnt out heating element
- Tripped breaker or loose wiring
- Faulty thermostat
Gas units:
- Pilot that won't stay lit
- Faulty thermocouple or flame sensor
- Gas control valve issues
We start by checking power or gas supply, then test elements, thermostats, and controls with proper tools so we're not guessing.
Leaking Water Heater and Dripping Valves
Not all leaks mean the tank is finished, but every leak needs attention. We repair:
- Dripping drain valves
- Leaky flex connectors and unions
- T&P relief valves that are weeping or stuck
- Loose or corroded fittings
If the leak is from the tank body itself or heavy rust is showing at the base, that usually means the tank has started to fail from the inside. In that case, we'll explain your options and give you straight advice on whether a repair is worth it.
Strange Noises: Popping, Rumbling, Banging
Rumbling or popping sounds usually mean there is a thick layer of sediment baked onto the bottom of the tank. The heater is trying to boil water through that layer, which creates steam bubbles and noise. Left alone, this can:
- Overheat parts of the tank
- Stress welds and seams
- Shorten the life of the heater
We can flush the tank, check the anode rod, and let you know if the tank still has life in it or if it's near the end.
Rusty, Smelly, or Cloudy Hot Water
If only your hot water is rusty or discoloured, that often points to a worn-out anode rod or internal corrosion inside the tank. Rotten-egg smells are usually from bacteria reacting with the anode rod and creating hydrogen sulphide gas. Depending on the age and condition, we may:
- Flush and disinfect the tank
- Replace the anode rod
- Or recommend planning for replacement if the tank lining is already failing
We'll always tell you which option makes the most sense for the age of your heater and your budget.
Low Hot Water Pressure
Low pressure on the hot side can come from:
- Mineral deposits in the tank or piping
- Partially blocked valves or fittings
- Debris lodged in aerators or shower heads
Our Step-By-Step Water Heater Diagnostic Process
This tells us right away if we are dealing with a nuisance issue or a potential safety problem.
- Turn off power at the breaker for electric units
- Turn gas control to a safe setting for gas units
- Look for leaks, rust, scorch marks, or soot
- Listen to your description of what's been happening
We then check the main working parts. This is where many "quick fix" outfits stop. We go further.
- Confirm power or gas supply
- Check thermostat settings and operation
- Test elements and controls with a multimeter
- On gas units, check pilot light, thermocouple, and gas control valve
This is where more hidden problems often show up. A lot of failures come from neglected anode rods and expansion tanks, so we make those part of our normal checks.
- Inspect T&P relief valve and discharge line
- Check inside for sediment and flush if needed
- Inspect the anode rod to see how much life it has left
- Check any existing thermal expansion tank for correct air charge and condition
Once we know what's actually wrong, you get a repair that's done right, not just "good enough for now."
- We complete the repair using proper, high-quality parts
- Reassemble the heater and refill it fully before restoring power or gas
- Bleed air from lines where needed
- Test the heater through a full heating cycle
- Check for leaks, correct temperature, and proper operation
What We Check That Other Plumbers Often Miss
Over the years, we've been called in many times after other repairs failed. Two things get skipped a lot. Regular water heater maintenance is essential, not only does it help catch potential issues early, but it also reduces energy consumption and keeps your system running efficiently.
Anode Rod – The Hidden Part that Saves the Tank
The anode rod is a sacrificial rod that takes on the corrosion, so your tank doesn't. When it's used up: the tank itself starts to rust, you may see rusty hot water, and you get a higher risk of leaks and tank failure.
We regularly pull and check the anode rod on older tanks. Replacing it on time can buy you years of extra life if the tank is otherwise in good shape.
Thermal Expansion Tank and System Pressure
In many modern plumbing systems, an expansion tank is required. When it fails: T&P relief valves start dripping, faucet cartridges and valves fail early, and the tank sees extra pressure and stress.
We check the expansion tank's air charge with a gauge, inspect the connections, and confirm it's doing its job. Many people replace valve after valve when the real problem is uncontrolled expansion pressure.
Fixing Unsafe or Sloppy Work
We often see problems left behind by other installers. We correct these problems, so your water heater runs safely and meets current code.
Catching a "Small Drip" Before a Flooded Basement
A homeowner had a small puddle near the base of their older tank. They thought it was condensation and almost ignored it. During another service visit, we noticed the moisture and checked closer. The anode rod was completely used up, and the bottom of the tank was starting to rust through. That tiny drip was the start of a major failure. We recommended replacing the tank right away. They agreed, and we swapped it out before it burst.
Fixing Dangerous Work from a Previous Job
On another call, we found: a T&P discharge pipe that ran uphill, mixed copper and galvanized steel with no dielectric unions, and poor venting on a gas unit with soot marks around the draft hood. The heater "worked," but it wasn't safe. We re-piped the discharge line correctly, added proper unions between metals, corrected the venting, and tested draft and combustion.
We know nobody wakes up excited to buy a new water heater. Our job is to help you avoid wasting money on a tank that's at the end of its life. We help you choose the best water heater repair or replacement option for your needs, guiding you through the decision-making process.
When a Repair Makes Sense
We usually recommend repair when:
- The heater is under about 8 years old
- The issue is with a replaceable part (element, thermostat, valve, wiring, pilot, etc.)
- The tank itself is not leaking or badly rusted
- The repair cost is much less than half the cost of a new unit
In these cases, a proper repair can give you several more years of reliable use.
When We Recommend Replacement Instead
We will talk seriously about replacement when:
- The tank body is leaking
- There is heavy rust at the base or around seams
- You are getting rusty hot water and the tank is older
- The unit is over 10-12 years old and starting to act up
- You have already spent money on several repairs
At that point, putting more money into the old tank is often throwing good money after bad. We'll explain why and let you decide your next step.
Warranty: When it comes to repair or replacement, some repairs or new parts may be covered under warranty, which can reduce your costs and provide peace of mind.
If you don't replace a failing tank, you risk leaks, water damage, and sudden loss of hot water. The result of ignoring major issues can be costly property damage or disruption to your daily routine.

Safety Comes First with Every Water Heater Repair
Water heaters deal with hot water, electricity, gas, and pressure. There is no room for guesswork. We pay close attention to the items below. DIY fixes on gas or electric water heaters can be dangerous. A small mistake can cause fire, shock, CO exposure, or worse. That is why all our work is done by licensed, insured professionals. All water heater repairs and installations are performed by licensed technicians to ensure safety and compliance with all regulations.
How We Make Repairs Last, Not Put a Band-Aid on the Problem
A "fix" that fails again in a few months is not a real fix.
Fixing the Root Cause
- If an element burns out due to heavy sediment, we replace the element and flush the tank so the new part doesn't fail the same way.
- If a T&P valve is leaking due to high pressure from a failed expansion tank, we address the expansion tank, not just swap the valve and walk away.
Quality Parts and Proper Tools
- Manufacturer-approved or high-quality compatible parts
- Multimeters, gas leak detectors, and pressure gauges
- Specialized wrenches for elements and anode rods
